
Adjoining the city of Loreto – not miles out of town — Costa Loreto is 82 hectares (about 215 acres) of prime development land, essentially flat, but with some elevations in the rear, with over 500 meters of beachfront, and with easy access to the core of this small but historic city. A great deal of the preliminary work has been done, title is clean, and the property is ready for revisions to the master plan, permitting, and bulldozers. Within the original 100 hectares of the project an existing neighborhood of quality homes already exists, establishing a benchmark.

Seller has obtained the Mexican natural resources department (Semarnat) authorization (“concession”) to create and operate a 250 slip marina.
There is a new terminal building at the Loreto International Airport, an example of the confidence of both private enterprise and government in the growth of Loreto, with direct access to LA and connections to Los Cabos and cities in mainland Mexico; the number of flights is increasing steadily toward the level that prevailed in the mid to late 2000’s. Access to Loreto by road is by means of a relatively easy (and endlessly fascinating) two day drive on good quality paved highway from the US border, four hours from La Paz, or six hours from Los Cabos. Access by ferry is available from the mainland through Santa Rosalia to the north, or La Paz to the south.
Historically, nearly a hundred building lots within Costa Loreto itself sold at a brisk pace throughout the middle of the 2000’s. In nearby Loreto Bay, during that same time, nearly 900 sales of new homes were made, for a combination of retirement and vacation use. Other than resale of some of those units, there is little inventory available in 2011 of the very high quality homes and condos that have become the standard down the peninsula in Los Cabos, or of good quality retirement homes for middle class retirees. There is existing demand for both, and the combination of Loreto’s natural attraction to those who love fishing and being on the water, its tranquility and Old Baja feel (being carefully preserved in the town’s center), and the prospective marina creates and will sustain demand for high quality single family homes, condos, and fractionals, and for good quality middle class retirement living, together with active senior-oriented services of all kinds.
Although Seller (a Mexican corporation) is looking for a substantial cash input, it is also willing to coventure, or consider other forms of seller financing to help bridge the gap for a well qualified developer.
