The Villages at Loreto Bay project, and its newest component Las Villas de Mexico, are in the area known as Nopolo, about five miles south of the Loreto international airport. The setting is dramatic, with a rocky headland protecting the mouth of a small estuary in which a lot of the native mangrove has been preserved while making room for an 18-hole golf course and the hotel, shops and homes that comprise the development itself.
The original developers’ concept was of a tightly-packed urban village in which residents would be able to walk or take a golf cart from their homes to shops, golf, the hotel and each other’s homes. Those developers sold around 900 of those homes on contracts before running into financial troubles that brought construction to a halt about three years ago. Last year a new developer, the very large Mexican housing company Homex, took over, and they have brought order and energy back into the project, in cooperation with a very active homeowners’ association. A total of about 650 of the original homes have been built or are presently under construction, internal roads and curbs have been installed, pathways between and among the homes are either finished or beign constructed, and many of the commercial spaces are occupied – or will be by the start of the traditional “season” in mid October of 2011.
In addition to keeping many of the promises of the original developers in the first two phases (called Founders and Agua Viva), Homex has launched construction of its own redesigned product Las Villas de Mexico, a mix of single family homes, townhomes, and condos that are to be built over the next three years, and will total well over 800 new units.
Outside the parts of Nopolo occupied by the Villages at Loreto Bay project is the original Nopolo area, home to several groups of existing homes, and lots waiting for an owner and builder. This area is more rustic, the lots are larger, and it appeals more to those who are after the “old Baja” feel. With this option, in addition to the more formal and structured Loreto Bay and Villages offerings, there is something for everyone in Nopolo.
